A property does not need a complete renovation to feel cared for. Before listing a home or welcoming a new tenant, a clear repair plan can help you organize the work, communicate priorities and prepare the property for its next chapter.

Start with a room-by-room walkthrough
Walk through the property with a notepad or your phone. Photograph the areas you want reviewed and write down what you notice, rather than trying to diagnose every problem yourself.
- Walls and ceilings: note visible marks, worn paint, damaged drywall or water stains that need assessment.
- Doors and cabinets: list sticking doors, loose pulls and hardware that needs attention.
- Bathrooms and kitchens: record damaged finishes, loose fixtures and visible signs of leaks.
- Exterior areas: note fence or gate problems and other visible repair needs.
- Finishing details: include shelving, blinds, curtain rods and other installations you want completed.
Separate priorities from preferences
Put conditions that need prompt professional assessment at the top of your list. Then separate functional repairs from cosmetic improvements. Share any inspection report with the appropriate professional; a make-ready punch list does not replace an inspection.
Plan around your next milestone
Tell your contractor whether you are preparing for listing photographs, showings, a closing date or a tenant move-in. Include access arrangements and any materials, fixtures or paint colors you have already selected. Confirm which items and preparation steps are included in the estimate before work begins.
Keep one organized punch list
Group related work by room and add a photograph beside each item when possible. An organized list makes the scope easier to review and gives you a clear way to track completion. Avoid assuming a paint touch-up will hide an underlying problem; ask for an assessment when the cause is uncertain.
